A Pre-Listing Inspection prior to a home listing can assist the sale process by finding potential defects of a home before listing it and having troubles in your future transaction. A pre-listing inspection is the same as a home buyer’s inspection except the information is obtained for the seller. You ( the seller ) can use this report to identify, find, and fix any items prior to placing your home on the market. We all have to follow the same state standard so its great to know and be ahead of what the other inspector will find.
A Warranty Inspection is a comprehensive evaluation of the interior and exterior of your new home and its major systems and components. It’s conducted during the 11th month of your occupancy – before your builder’s warranty expires. We’ll come out during the 11th month of your New homes 12 month warranty and perform a full home inspection before the builder’s warranty expires. You will receive a full written and easy to read report backed up with pictures and descriptions that identify defects in the home. Utilizing this information, you can take the necessary steps to hold your builders and the subcontractors to their warranties while they’re still in force.
Safe Drinking Water is always a concern when a well is involved. As a licenced plumber we are very knowledgeable about the parts and mechanical workings of a well system. There are several elements of your well that we will check during your inspection and we will have the ability to offer onsite basic water testing for bacteria and other components while partnering up with laboratories for more in depth off site sampling and testing.
Radon is a naturally occurring gas formed from the natural (radioactive) breakdown of uranium in rock, soil and water. Radon gets into the air you breathe so the EPA has set acceptable standards in dealing with this natural process. North Carolina Radon levels are directly related to the underlying rock type and vary throughout the State.
Radon testing is an important part of home buying especially in areas well known for its presence such as in parts of Western North Carolina. We have sampling kits and relationships with certified laboratories to get you the most accurate information when it comes to the possible presence of radon in the home buying process.
Pest and Termite inspections are handled and coordinated with a third party vendor if you need us to coordinate this important part in the home buying process
Septic Inspection is as important as the actual home inspection. We highly recommend the use of our licenced vendors to help identify any possible issues that aren't seen in a typical home inspection. Pumping the tank before you move in will give you a fresh start to a trouble free move in process. We have partnered up with vendors who have advanced equipment that can map and locate your drain field and report on its conditions as well.
